How these fees work

Full management is charged as a percentage of the monthly rent and covers rent collection, maintenance and compliance. The letting fee (tenant-find or let-only) is a one-off charge for finding and referencing a tenant, usually quoted as a percentage of the first month's rent and sometimes as a percentage of the year's rent. A setup fee may cover the tenancy agreement, inventory and referencing. Every figure on this page includes VAT, but always check whether a quote you are given does.

Methodology

The headline figures are medians across letting agency firms, counting each firm once however many branches it has, taken from the fees published on their own websites. The region and town tables average the published fees of the individual branches in each place. All figures include VAT. Fee data was last checked on 22 October 2026 and this page updates automatically as more fees are checked. Fees vary by agent and service, so use these as a benchmark, not a quote.
