First-time buyers pay nothing up to £300,000 and 5% on the portion from £300,001 to £500,000, with no relief if the price is over £500,000. The 5% surcharge applies to additional residential properties whether held personally or in a limited company, and non-UK residents pay a further 2%.
Why SDLT matters for landlords
For UK landlords, stamp duty is one of the biggest upfront costs of expanding a portfolio. The 5% surcharge alone adds £10,000 to a £200,000 buy-to-let purchase. Modelling SDLT alongside rental yield helps you decide whether a deal stacks up. Pair this with our rental yield calculator for the full picture.
